What We Do
We purchase mobile home parks, apartments, and self storage facilities with a very specific set of criteria. We focus on immediate cash flow for investors – while also maximizing equity growth through forced appreciation.
We have in-house management – with over 35 years of combined experience – working efficiently to increase income, decrease expenses, and manage tenant satisfaction. This helps drive Net Operating Income, and ultimately, investor returns.
Although we anticipate large equity growth, we also know that regular cash flow is important. That’s why we process regular distributions — typically either monthly or quarterly depending on the offering.

Mobile home parks are a recession resistant asset class, providing strong and reliable cash flow, even in the face of a potential market correction. Most mobile home parks also have numerous value-add opportunities, such as the ability to sub-meter utilities and the infilling of new homes. These value-add levers make mobile home parks ideal CashGrowth™ properties – properties that consistently and conservatively provide cash flow, but with value-add opportunities that enable forced appreciation.
Apartments boast a dependable income stream while providing multiple opportunities for forced appreciation, making them ideal CashGrowth™ properties. Predictable and strong demand positions apartments as a dependable asset class with strong returns for investors. Within this asset class, we typically target Class B/C apartments in great locations with a clear value-add plan, allowing for day-one cash flow while also maintaining the ability to force appreciation.

Self storage facilities have become one of the most popular asset classes for real estate investors and its easy to understand why. With stable cash flow, low maintenance, increasing demand, and multiple value add opportunities, self storage is widely recognized as one of the soundest investments. Industry data backs this up with even Forbes stating that self storage is predicted to have a compound annual growth rate (CAGR) of 135% between 2020 and 2025 promising strong returns for investors¹.
Founder & CEO
Brandon Turner, founder and managing member of Open Door Capital, is the bestselling real estate author in the world and widely recognized as one of the foremost experts on real estate investing. Over the past decade, Brandon has established a strong track record investing in multifamily, including apartments and mobile home park assets. In addition to his accomplishments in investing and publishing, Brandon is also host of the BiggerPockets podcast, the most downloaded real estate podcast in the world, with well over 100 million downloads.
Co-Founder & Key Principal
As Co-Founder and Key Principal, Brian has been instrumental in Open Door Capital’s success in scaling a portfolio of 3,000+ units of multifamily across the country. Brian is also the founder and CEO of Washington Street Properties, a commercial real estate investment and property management company that has been ranked on the Inc. 500|5000 list of the nation’s fastest growing private companies for five years in a row. In 2015, Brian was recognized with a Gold Stevie™ Award for Executive of the Year in the Real Estate Industry. He is the author of the bestselling and award-winning book Crushing It in Apartments and Commercial Real Estate.
Chief Operating Officer
Walker has led the Open Door Capital team through $250M+ in acquisitions and is a General Partner on 4,000+ units. Prior to joining Open Door Capital, he held a variety of engineering, finance, and account management roles across multiple industries. He holds a degree in Mechanical Engineering from the University of Georgia, an MBA from Georgia College & State University, and is currently pursuing a Master of Data Analytics degree from the Georgia Institute of Technology. He lives in Atlanta, Georgia with his wife and two children.
Ryan spent 10 years in the semiconductor manufacturing industry before transitioning to real estate investing and property management in 2007 where he steadily acquired a solid portfolio of multi-family rental properties. He has extensive management experience in many facets of real estate including retail, office, multi-family, HOA, and especially mobile home parks – including nationwide consulting and turn-around projects. As a co-founder of Open Door Capital Ryan played a critical role in early operations and assembling some of the experienced team we have today. He continues to provide value through an ongoing advisory role and targeted projects. In his spare time he is an avid scuba diver and adventure seeker from his home base in Maui, HI.
Vice President of Acquisitions
Jae has managed $100M+ in acquisitions at Open Door Capital and oversees lead generation, underwriting, and due diligence. Prior to joining Open Door Capital, Jae held a variety of corporate strategy, finance, and engineering roles across various industries. Most recently, he was part of the Global Strategy team at Uber in San Francisco. He holds a B.S. in Chemical Engineering from The University of Texas at Austin.
Vice President of Property Management
Michelle is a seasoned entrepreneur, author, speaker, and co-founder of the Multifamily Women’s Mastermind. She has over 13 years of experience founding and managing multiple profitable companies, including her first company formed in 2007 which has been featured on CNBC. With a background in bio-science, Michelle understands the importance of using data and metrics in order to properly execute on business plans and drive results for investment portfolios. She’s also a mother of four who is passionate about travel, exploration, and giving back to the community.
Vice President of Investor Relations
Mike has helped Open Door Capital raise $100M+ since the company’s inception. And with over 10 years of creating top-tier guest experiences at companies like Sixthman and The Zac Brown Collective, he’s the perfect candidate for keeping investors informed, excited, looked after, and appreciated. Prior to joining ODC as a General Partner, Mike built a personal portfolio of single family and multifamily properties, and has continued his investing career in the mobile home park space.
Vice President of Corporate Finance & Administration
Micah has had the pleasure of overseeing $6M+ of distributions to investors throughout his time at Open Door Capital and $250M+ of Acquisitions as a General Partner. He is in charge of the Operations Finance, Fund Finance, and Fund Administration for ODC. He comes to the team from the hospitality industry, working in Finance at one of the premier vacation ownership resorts on Maui. He also has experience working in the Bay Area in tech, startups, and investment firms. Micah invests in multifamily real estate outside of ODC while managing the Finances for Brandon’s ancillary businesses and real estate assets.
Vice President of Finance
Prior to joining Open Door Capital, Sydney Barker served as the Corporate Controller for a $250M IT company as well as a Senior Financial Analyst for a large public insurance company. Her experience includes various merger/acquisitions with private equity firms, ERP implementations, SEC reporting and cash management and strategy. Sydney also invests in and syndicates multifamily properties with a focus specifically on the mobile home park asset class.
