Community Events at ODC Properties

At ODC, we know that managing properties is about more than just collecting rent checks. It’s about creating a home and a sense of community for our residents. That’s why we handle property management in-house. Through our vertically integrated property management company, we can keep a pulse on resident satisfaction and ensuring needs are met promptly, whether it’s through hosting community events at our properties or making sure everyone’s safe after a storm.

So, why does this matter?
When we acquire properties, their “value-add” component often requires more than just cosmetic fixes. Many need quality of life upgrades after years of either neglected or unqualified management. Community events might seem silly to some, but they can make a huge difference. These gatherings—whether it’s a carnival or coffee in the management office—help build connections and show residents that we care.

Happy, engaged residents are more likely to stay long-term, which leads to more stable cash flow and reduced vacancy rates. This stability ultimately benefits our investors and the performance of the properties overall.  

By investing in both the physical and community aspects of our properties, we’re not just improving the sticks and bricks—we’re attempting to create true communities while delivering returns for our investors. It’s a win-win that makes all of this worthwhile.

End-of-Summer Carnival
Just before school started back, we hosted an end-of-summer carnival at one of our MHC properties. There was a bounce house, balloon pop game, temporary tattoos, beach balls, reusable water balloons, face painting and more. It was a three-hour celebration filled with music, laughter, and lots of fun, with nearly every child in the park joining in. And with parents stepping up to help run games, the carnival was a true community effort.

Back-to-School Supply Drive and Community Networking Event
In another community, a local insurance company took the lead in hosting a back-to-school supply drive to help children in the area get ready for the school year. While we didn’t host the event, we were there with a booth, sharing supplies and getting the word out about our property. It was a great chance to connect with local families and support the community as school starts back.
